01 · Where this came from
Two of us, both in our thirties, went to visit our grandparents in their retirement community in Florida. Everyone there lived close together. There was a community center with a pool. People rode bicycles and golf carts over to each other's places. Nobody was lonely. And we drove home wondering: why is the best-designed, most walkable, most genuinely neighborly place either of us had ever seen built only for people at the very end of their lives — and never for people just starting out? — field note, the origin of this idea
That's the whole thing, really. Retirement communities quietly solved a problem the rest of us are drowning in: proximity, walkability, shared spaces, and neighbors you actually run into. They did it for the old. We want to do it for the young — and pair it with the one thing young people almost never get offered: a piece of land they can own, however small, instead of rent they'll never get back.
02 · The problem we're solving
Starting out today means choosing between an expensive city you can't afford and a suburb where you can't reach a single friend on foot.
Rent goes up; you build nothing. A first house is priced for people on their second. And either way you end up isolated — paying the most you've ever paid to be the most alone you've ever been. The "starter home" stopped existing. There is no rung at the bottom of the ladder anymore.
So put the rung back. Make the smallest honest version of ownership — a tiny home on a small lot — reachable for someone with little income and a lot of intent. Then arrange those lots close enough together that community isn't a feature you pay extra for; it's just the shape of the place.
03 · How it works
A staged model that protects everyone until there are enough of us to make it real.

Take one parcel, draw fifty small lots
A single piece of property, surveyed into roughly fifty tiny-home lots wrapped around a shared commons. Small lots mean a low entry price — the goal is land that someone early in life can actually buy.

People invest in the whole, not yet the part
Early on, you're buying a share of the entire property, held collectively. The land is real and yours from day one — your individual lot just hasn't been carved out yet.

Cross the threshold, and it subdivides
When enough lots are committed — the threshold on the plat above — the property is formally subdivided and each member takes the deed to their own lot. Momentum is the trigger. Once you can see the neighbors arriving, it becomes real on its own.

Build small, live close
Tiny homes go up. The walk, the commons, and the green do the rest. You bought the cheapest land you could, and somehow ended up with the richest street.
▲ The safety net
If we never reach the threshold — if the idea doesn't catch — nobody is stranded with a useless sliver of dirt. Investors still hold a share of one whole, intact, marketable property that can simply be sold as a single unit down the road. The downside is a real asset. The upside is a home and a neighborhood.

04 · It grows the way towns used to
We don't master-plan a town. We set the conditions and get out of the way.
Old towns didn't arrive finished. Someone settled where there was water or a trade route, a few others followed, and then a general store appeared because somebody saw the need. Then a smith, a school, a church, a café. The town wrote itself.
Our trade route is modern: cheap land, a real high-speed connection, and a collaborative workspace — enough to anchor remote workers and makers who no longer need a city. That's the seed. As people arrive, they'll spot the gaps and fill them. We're not promising a layout; we're betting on the oldest pattern there is.

05 · A place that stays alive
Room, from the start, for researchers, artists, and musicians to work without interference.
Named in the plan, grown by the community: the commons and workshop are designed to double as a retreat — somewhere people can come for a stretch to run a workshop, make a record, finish the thing they can't finish anywhere else, and answer to no one while they do it.
It keeps the place intellectually and creatively awake, brings energy and a little economy through the door, and gives residents neighbors worth having. We won't pour concrete for it on day one. We'll name the intention, leave the space, and let it take the shape the community gives it.
